What to consider when
choosing your new home???
Purchasing a new home can be a very difficult process and
many different factors have to go into your decision. In today’s market foreclosures are a big part of the
inventory. Fannie Mae has quite a few
homes that has been increasing the amount of homes, especially here in Kingman,
Az.
You need to make sure first and foremost that you purchase
a home in a price range that you can afford comfortably and sometimes that
means giving up some of the luxuries that you would like to have but don’t
necessarily NEED to have!
A key component in what you can afford is the loan amount
that you qualify for. USDA loans allow
for 100% financing so that is a good thing to keep in mind. Here in Kingman homes are very affordable
and with these USDA loans you can virtually get in for free. We have a long list of foreclosures for you
to look at.
Many different factors come in to play when deciding when
and where to make your first/next home purchase. Do you have children?
What school district are you most comfortable with? Is it a family friendly neighborhood? These are just a few of the questions you
should ask yourself if you have children.
Call Team Patterson to help answer these questions. We will show you what Kingman Real Estate
consists of.
How many bedrooms and bathrooms do you want versus how many
can you comfortably live with? Do you
already have furniture? Making sure the
rooms in the house have enough room to fit your furniture is something people
often overlook.
How big of a yard do you want versus how big of a yard
will allow you to live comfortably? Do
you need a garage? Does this garage
need to be a 1-car, 2-car, 3-car garage…or maybe bigger? These questions will come in to play more
for the seasoned home buyer as they are more likey to have accumulated “toys”
such as a motor home, quads, boats, etc…and they will need to be stored
somewhere so keep this in mind when searching for your home.
As you can see I use the term “comfortably” quite a bit
because there is a big difference between what people think they “need” and
what they can actually live with. Too
often buyers will overspend on a home to have the luxuries of what they want as
opposed to what they need.
There are two truths to keep in mind…in the current real
estate market you can get more of the luxuries for your money, but the average
buyer also has less of that money to currently spend.
In conclusion, I would just like to reiterate that
purchasing a home whether for the first time or the tenth time can be a very
stressful process. Many factors have to
come together to make sure the process runs smoothly and that’s where choosing
the right REALTOR comes in to play. We
here at Team Patterson have been through this process and have successfully
brought together literally hundreds of happy homeowners with the home of their
dreams.
